Big-R's Man Cave

Well after negotiating with a dumb ass bank for five months, I bought 6-1/2 acres with a 24x30 garage on it.

Remember this is a short sale and there is much work to be done. I know a guy that is pretty handy at that kind of work and it shouldn't cost much except a backache......

Good job, Ronnie. I'm taking advantage of this terrible economy myself, buying a foreclosed place in East TN at 55% of what it sold for in 2007, and financing it at 3.75% interest with negative points.

Sadly it doesn't have as nice a potential man-cave, but it does have a barn to put the Rhino in...

Good deal Kent. I didn't get that good of a deal. Mine is about 75%. I know that I can not build this house for what I am buying it for. It is not even close.

So Kent. When are you moving back to TN????

That's exactly the position I found myself in. I'd bought a 5-acre tract for my retirement home several years ago, cleared it, put driveway in and have been "maintaining it" but then found that I couldn't build a house on it as cheap as I could buy one already built right now. So, I put a contract on a foreclosure, and listed my lot for sale. Maybe when it sells, I can afford to build a man-cave or something...

Looking to move in May/June timeframe -- I've got to get this one ready to go on the market by May 1st, and I'll take it in the shorts trying to sell in this market. Hoping to essentially "break even" -- I know going in that I'm not going to make anything on it, even after paying on it for 14 years...

Yeah that is a bum deal. However, it is all relative. You may loose some on your current house but you will gain it back on the new one. That is how these things go.

BTW, I build homes for a living and still can not beat the price of this house.
